<p>As a realtor I see so many people anxious in this market of low priced homes rushing out to get a home! All too often though they have no idea if they are even qualified for a home and many times they think that since the prices are low they are ready to buy their first home or even another home although they had a former home.</p>
<p>Believe it or not buyers do not understand the lending rules and what it takes to qualify for a home. You cannot have foreclosed on a home anytime in the past several years or declared bankruptcy either. Just because you cleared you past debt does not make any lender want to loan you money again and risk the same thing happening.</p>
<p>You absolutely need to talk to a lender and have your credit history pulled and go through the application process which literally only takes a few minutes of your time. They will of course take a look at your credit score and your past history as well as current debt to income ratio. What does that mean? Simply put, you need to see if you are ready financially to buy a home at any price. If you are a risk or have debt that is in collections do you really think that someone, anyone is willing to take the risk on giving you more money and hope that you pay it back with interest?</p>
<p>Buyers call realtors in and literally ask them to assist them in getting a home. Often in this market you will find hungry realtors that are not busy and they are anxious to make a sale so they take the buyers out to find a home, simply on the fact that they are a live body wanting to purchase a home. In no way does this mean this person is nearly qualified to be buying a home. What a waste of good time and money.</p>
<p>An experienced realtor will work with the buyer ONLY after they have contacted a reputable lender and have received some type of information that is valid that this buyer can indeed get a loan to buy a home. Why should they waste their time and valuable time running around showing many homes over the period of several days or even weeks just to find out that the buyer has credit issues that prevents them from even qualifying for a home.</p>
<p>If you are a potential buyer, save yourself some time and call a lender before contacting a realtor to find your dream home or condo as your first home or investment property. Keep in mind that if you have a recent short sale or have a home foreclosure you are likely not able to qualify for a home. Other debts like school loans that are in collections or credit card debt not paid back or behind in payments will also reflect your credit and may prevent you from qualifying for a home.</p>
<p>One other thing that a lender can do for you if you are just not quite qualified is that they can let you know what you need to do to clear up some of the issues that are preventing you from buying now and work with you to help advise you what it will take to get qualified quicker than if you just keep along the same track you are currently running and not getting your credit fixed.</p>

<p>It&#8217;s bad enough that millions of us have watched in horror as our home values dropped like a stone and our jobs and retirements disappeared in the blink of an eye, but for those homeowners considering professional mortgage modification help, the prospect of forking over precious cash to a loan mod company which might just be a scam is simply terrifying.</p>
<p>It seems that every day is bringing new stories of homeowners who were burned by purported loan modification businesses which sprung up overnight, took thousands of dollars in fees, and then performed a vanishing act. In these unsettled times, especially if your household is in a financial panic, it incredibly tempting to believe the promises of help offered by businesses advertising on the internet, TV, and radio. Like any important financial decision it&#8217;s very important that you look before you leap. Don&#8217;t become one of the victims of mortgage modification fraud! Here are some of the common warning signs that the business you&#8217;re talking to might be a scam:</p>
<p><b>1) Promises of a specific favorable result.</b> It&#8217;s simply impossible for anyone to predict with certainty what type of mortgage modification (if any) your bank or lender will agree to. Although an experienced loan modification business may have an idea of what homeowners in similar circumstances to yours have achieved, these businesses will also caution you that each situation is different and that there is are no &#8220;sure things&#8221; when it comes to getting a modification. The old adage applies here: if it sounds too good to be true, it probably is.</p>
<p><b>2) Boasts of huge principal reductions.</b> You should be wary of a loan modification business which brags about frequently negotiating substantial principal reductions. Although principal reductions are a part of some mortgage modifications, they are relatively rare (and large principal reductions are even rarer). The reason is fairly simple: banks and lenders are reluctant to &#8220;give away&#8221; money, and often a combination of reducing interest rates and extending the term of a mortgage will achieve the goal of making it affordable to the homeowner, without having to resort to principal reductions.</p>
<p><b>3) High-pressure sales tactics.</b> It&#8217;s true that if you&#8217;re in a financial bind, you need to take decisive action. However, high-pressure sales tactics from a business which is offering a loan modification should be a big red flag: the reality is that unless you&#8217;re facing an immediate foreclosure, you have time to do the research required to get a good deal and find the right expert to help you. Reputable businesses will be comfortable with you speaking to their competitors and comparing fees; scammers are not. Keep in mind that the loan modification process won&#8217;t happen overnight: you&#8217;ll be talking to this business numerous times over the course of the negotiations, so make sure you pick a company you feel comfortable with. A business trying to pressure you to sign an agreement immediately probably isn&#8217;t a business you&#8217;ll be happy with two months from now.</p>
<p><b>4) Can&#8217;t back up references/testimonials. </b> Financial transactions are private matters, it&#8217;s true. Businesses which claim to have happy customers, however, will be glad to share specific customer testimonials and may even have former customers they can put you in touch with who can describe their experiences. Another thing successful, reputable loan modification businesses will be able to provide is documentation showing some of the real mortgage modifications they&#8217;ve negotiated. To protect the privacy of the former client it&#8217;s critical that these documents are thoroughly scoured of any personally identifying information such as name, property address, phone numbers, loan numbers, etc.</p>
<p><b>5) Bad track record. </b> It seems basic, but many homeowners don&#8217;t know where to check to see if a company they&#8217;re dealing with has complaints lodged against it. Since each state&#8217;s licensing requirements for performing mortgage modifications are different, it&#8217;s important that you find out what your state requires and require that anyone you&#8217;re speaking with provide you proof of their licenses, insurance, and any other required information. Furthermore, companies you&#8217;re considering working with should not have a bad track record with the Better Business Bureau, your State Attorney General&#8217;s Office, or your State Department of Consumer Affairs. It is helpful to check out homeowner and loan modification forums on the internet as well to see if anyone has negative experience with the business you&#8217;re talking to.</p>
